Small-bay buildings, distribution warehouses, cold storage, flex, and industrial land across Las Vegas, North Las Vegas, and Henderson — sourced, underwritten, and negotiated by a buyer-side broker.
Milvado Realty represents buyers of warehouses and industrial property across the Las Vegas Valley, both owner-users buying the building their business runs in and investors buying leased industrial income. The main buying areas are North Las Vegas (including the I-15 corridor and Apex Industrial Park), the southwest valley, the central and airport area, and Henderson. We search listed and unlisted buildings, check zoning, clear height, loading, power, and fire protection before you commit, and structure financing paths such as SBA 504 loans for owner-users or 1031 exchanges for investors.

Most buyers know their use; the building type follows from it. Here’s how the valley’s inventory breaks down.
| Property type | Who typically buys it | What to check first |
|---|---|---|
| Small-bay & multi-tenant industrial | Investors seeking diversified rent; owner-users who lease out extra bays | Tenant mix, lease terms, roll-over dates, and shared-cost recovery |
| Freestanding warehouse | Owner-users: contractors, distributors, manufacturers | Clear height, dock-high vs. grade-level doors, yard and parking |
| Distribution & logistics | Investors and larger operators | Truck court depth, dock count, trailer parking, freeway access |
| Cold storage & refrigerated | Food, beverage, and pharmaceutical users | Refrigeration systems, insulated panels, power capacity, floor condition |
| Flex / office-warehouse | Service businesses needing office plus storage | Office-to-warehouse ratio, HVAC, zoning for your use |
| Industrial land & outdoor storage | Developers, fleet and equipment users | Zoning, utilities, access, grading, and entitlement path |

Small-bay and flex buildings near the I-15 and 215, popular with contractors and service businesses that need quick access across town.
Older, infill warehouses close to the Strip and Harry Reid International Airport; often the best fit for last-mile users who value location over modern specs.
Industrial parks in east and west Henderson serving the southeast valley, with newer development in West Henderson.

Zoning and permitted use. Las Vegas, North Las Vegas, Henderson, and unincorporated Clark County each have their own zoning codes. Confirm your exact use is allowed before you’re under contract, not after.
Building specs. Clear height, number and type of doors (dock-high or grade-level), truck court depth, column spacing, and floor load decide whether the building fits your operation.
Power and fire protection. Verify amperage, voltage, and phase for your equipment, and whether the sprinkler system supports the storage height and commodities you plan to use.
Roof, HVAC, and environmental. Inspect the roof and mechanical systems, and order a Phase I environmental site assessment; most lenders require one.
Leases, if it’s occupied. For investment or partially leased buildings, review every lease, the rent roll, and tenant estoppels so the income you’re paying for is real.
Owner-users can often buy with an SBA 504 loan, which can require as little as 10% down on owner-occupied commercial real estate. We compare buying with your current lease cost — see owner-user and small-bay industrial.
Investors selling other real estate can defer tax with a 1031 exchange, but the 45-day identification window is tight. We line up and underwrite industrial options before your sale closes.
Not every building is publicly listed. Along with listed inventory, we contact owners directly and work our broker network to surface options that fit your criteria.

Size, use, submarket, and budget — we’ll search listed and unlisted options and underwrite them for you.
